Hi bro,

is it worth investing in property in bkk? Saw in some advert on some condo going for 1-2mil baht. Can non Thai resident buy there? Any advice is greatly appreciated..  thanks

Foreigner can buy condo and not landed property. Some condo u cant buy first floor.

I mean those condo with ground level unit, u may not be entitled to buy.

Whether buy to invest or stay, buying in bkk is never wrong. Buying in Phloen chit, Siam, Silom and Ratchadamri wont go wrong. Been there done that.

I have some noob queries on buying a condominium in Thailand. Please help me if you can. Thanks a million in advance. ???

1) Is it true that there is an foreign ownership quota of 49% for a condominium building? The rest of the 51% are for Thai nationals?

2) I heard from someone that the down payment for a condominium is around 10% of the total purchase value. How true is this?

3) I also heard that only foreigners are not allowed to rent out their condominiums to other tenants. Is this statement correct?

4) What if the foreign ownership quota is already filled up? How do I go about buying a condominium then?

5) Assuming that the freehold foreign ownership quota is up, will it be advisable to get a leasehold instead?

Leasehold is 30 years. But, they will allow you to extend for another 2 more times making it a total of 90 years. :)
